What if I find out that there’s a wetland on my property?

If in the due diligence period you found that there are wetlands present on the property, that does entail a little bit more planning and effort, and sometimes more money if you need to impact those wetlands for your development project. Therefore, you're going to need to have that higher level of permiting through the water management district or the state, and many times mitigation will be required. The key is to get that wetland area delineated, so that you understand what's wetland and what's not, because working in that wetland without a permit will cause problems for you and the property. You will be fined by both state and federal governments.
